If the selling proceeds exceed the lender payoff and authorized expenses, the remaining owner amount can be paid according to the sale documents. If the payoff is higher than the amount available from the sale, the shortage must be resolved before the lender will release its lien. Do not promise a buyer a clear title until the lender requirements and payoff process are confirmed.
